India’s alternative investment landscape witnessed a major commercial real estate transaction as EAAA Alternatives, through its Rental Yield Plus Fund, acquired approximately 376000 square feet of office space at Greenheart Tech Park, part of Embassy Manyata Business Park, for ₹530 crore.
The asset forms part of a larger office ecosystem owned by Embassy REIT, India’s first listed Real Estate Investment Trust and the largest office REIT in Asia by total area.

Third Investment for Rental Yield Plus Fund
This acquisition marks the third investment by the Rental Yield Plus Fund and significantly consolidates EAAA Alternatives’ ownership within Greenheart Tech Park. With this transaction, the fund’s cumulative presence within the Embassy Manyata ecosystem now stands at approximately 1.5 million square feet.
Embassy Manyata Business Park is among Bengaluru’s most prominent technology and enterprise hubs, housing global corporations across manufacturing, BFSI, consumer goods, automotive, technology services, flex spaces, and consulting sectors. Its scale, infrastructure, and tenant diversity have made it a cornerstone of the city’s commercial real estate market.
Strategic Expansion in High-Quality Real Assets
Commenting on the transaction, Subahoo Chordia, CEO of EAAA Alternatives, said:
“This is our 35th asset acquisition in the real assets business and demonstrates our continued interest and capability in investing in and aggregating high-quality commercial assets.”
The acquisition underlines EAAA Alternatives’ focus on income-generating, institutionally managed assets in resilient urban markets.
Driving Value Through Asset Consolidation
Gautam Hora, Managing Director of the Rental Yield Plus Fund, highlighted the strategic importance of the deal:
“Strengthening our ownership at Greenheart Tech Park allows for a more cohesive management approach. This provides us the opportunity to execute our value-enhancement strategy and deliver superior outcomes for both tenants and investors.”
The consolidation is expected to improve operational efficiency, tenant experience, and long-term yield stability.
Capital Recycling for Embassy REIT
From the seller’s perspective, the transaction aligns with portfolio optimisation objectives. Amit Shetty, CEO of Embassy REIT, said:
“This divestment aligns with our capital recycling strategy, enhances portfolio efficiency, and provides us with greater flexibility to reinvest in new opportunities.”
